# Investment Opportunities by HomeSec Business Finance (New Zealand) > HomeSec Business Finance has been lending since 2004 and lends across New Zealand through HomeSec Business Finance Limited (NZBN 9429047936010), 152 Fanshawe Street, Auckland. Through Investment Opportunities (investmentopportunities.co.nz), New Zealand wholesale investors, including eligible investors under the Financial Markets Conduct Act 2013, co-fund individual short to medium term business loans (typically 1–12 months) secured by registered first and second mortgages over New Zealand real estate. Key facts: - Not a pooled fund: each investor lends into a specific loan they choose from a due diligence pack, and is named on the registered mortgage for their exact contribution. - HomeSec co-invests its own money in every loan offered to investors and funds most of its lending from its own balance sheet. - Returns: 12% to 18% p.a., set loan by loan. Principal and interest are paid directly to the investor's own bank account. - Security rules: maximum 80% LVR on residential property, lower on commercial; first and second mortgages; no construction or development loans; both joint CEOs involved in every loan decision. - Loan sizes and amounts: New Zealand loans are up to NZ$1 million. Investors choose how much to put into each loan, from NZ$100,000. - Exit: repaid at loan maturity; HomeSec will buy out an investor's share early on request. No redemption queues or fund freezes. - Eligibility: wholesale investors (individuals, companies and family trusts), most often through an eligible investor certificate confirmed by a financial adviser, qualified statutory accountant or lawyer. - New Zealand investors co-fund New Zealand loans; Australian investors co-fund Australian loans through the sister site, Investor Opportunities (investoropportunities.com.au). - Office: 152 Fanshawe Street, Auckland 1010. Investor line: 09 888 6550. - People: Paul Stone (Joint CEO & Founder), Jason Brockmuller (Joint CEO), Catriona Anderson (Group General Manager). ## Core guides - [Mortgage funds vs direct mortgage investment in New Zealand: the real difference](https://www.investmentopportunities.co.nz/direct-mortgage-investment-vs-pooled-funds/): Mortgage fund NZ or direct mortgage investment?
